Post Construction Window Cleaning in San Clemente, CA
Post construction window cleaning for new builds and full renovations. Construction leaves a layer of glass contamination that a regular wash cannot touch: stucco haze, silicone overspray, paint film, cement dust, and adhesive residue from the protective window film. We clean it off correctly, one time, before your final walkthrough, so the glass looks like the rest of the finished house.

What Is Post Construction Window Cleaning?
Post construction window cleaning removes construction-specific residue left after a new build, renovation, remodel, or related trade work: silicone caulk overspray, stucco haze, paint overspray, cement and mortar dust, tile grout haze, and adhesive residue from the manufacturer’s protective window film. None of it comes off with a standard soap-and-squeegee wash, it needs a method matched to the specific contamination and the glass surface, then a full deionized water rinse.
Quick facts:
What San Clemente Construction Actually Leaves on Your Windows
A brand new home in Talega or a remodel job in the Pier Bowl looks close to finished from ten feet away, then the afternoon sun hits the glass sideways and every contaminated pane shows up at once. Here’s what we’re usually dealing with when we walk a San Clemente site.
Silicone Caulk Overspray
Many weatherproofed San Clemente exterior uses silicone where frames meet stucco, because the building envelope has to hold up against Pacific salt air. The overspray mists onto nearby glass during application, dries, and bonds. Water and dish soap won’t touch it once it’s cured. It needs a silicone-specific remover, dwell time, and careful razor work on the softened residue.
Stucco Haze
San Clemente’s Spanish Colonial look means Stucco is common across San Clemente residential construction and renovation projects. It throws off a fine alkaline dust and mist that settles on any glass nearby, thicker on courtyard-facing windows where crews work longest. It’s alkaline, so it needs an alkaline-appropriate solution, not standard glass cleaner and not an acid-based product without knowing what’s underneath it.
Paint Overspray
Exterior spray painting on textured stucco throws fine paint mist further than most people expect, especially with any onshore breeze. It dries fast in San Clemente sun and bonds to the glass. Fresh paint overspray may be easier to remove than older, fully cured deposits. Once paint has cured and bonded strongly to the glass, removal can become more difficult and may require a different method or further assessment, which is why timing the clean matters.
Adhesive Residue From Window Protective Film
New window glass ships with a protective film. When it’s removed late, after heat has activated the adhesive, it leaves a sticky, dirt-attracting residue that a standard wipe just smears around.
Cement & Mortar Dust
Foundation, patio, and hardscape work throws alkaline dust across the whole site. Left through a few marine-layer mornings, the moisture and drying cycle starts bonding it into a crust that needs physical removal, not a rinse.
Tile Grout Haze
Terracotta and clay tile are everywhere in San Clemente’s coastal Spanish Colonial builds. Grouting throws haze onto nearby glass, especially on patio slider doors and interior windows next to tiled areas, and it’s alkaline like stucco haze.
Construction Stickers & Labels
Manufacturer labels and installer markings on every new pane need the right solvent on the adhesive, not just peeling and hoping.
Not sure what’s on your glass? Call us and we’ll tell you before we touch anything.
Regional context: construction sites across Orange County generate airborne particulate that settles on nearby surfaces, which is exactly why South Coast AQMD requires dust control measures on active construction sites under Rule 403. That same fugitive dust is what ends up bonding to your window glass during a build.
Why Won’t a Regular Window Cleaning Fix This?
Because none of it is dirt sitting on the glass. Regular window cleaning lifts dust, salt film, and water spots with soap and a squeegee. Silicone, cured paint, and mineral crust are bonded to the surface. Push a standard squeegee across a construction-contaminated pane and you smear the silicone and spread the haze, and the glass ends up looking worse than before anyone touched it. That’s the exact complaint we hear from Talega and Marblehead homeowners whose GC crew tried to wipe the glass clean with a standard method.
Can Post Construction Cleaning Scratch New Glass?
Yes, if it’s done wrong. New glass gets scratched when a blade is used dry, when contaminated debris is trapped under the blade, when too much pressure is applied, or when the removal method doesn’t match the glass surface or coating. That’s the real risk behind every will they scratch my windows question we get from homeowners with a brand-new build or a six-figure renovation.
That’s why we assess the contamination and the glass, including whether it’s tempered, coated, or a specialty surface, before choosing a removal method. Blade work is performed wet with a suitable blade after loose debris has been cleared, and the method is tested before proceeding. If a mark can’t be safely cleared without risking the glass, we’ll tell you before the work proceeds.
OUR PROCESS: HOW WE SAFELY REMOVE CONSTRUCTION RESIDUE
Construction glass doesn’t need another quick wipe, it needs the right process from the first inspection to the final check. We identify what’s actually on the glass, match the removal method to the contamination, and inspect the finished pane before calling it done.
Here’s what the process looks like from start to finish. We don’t invoice until the glass passes the raking-light check.
Step 1: Site assessment, No charge
We walk the property before touching any glass. Every pane gets a visual read: what contamination is present, roughly how long it’s been sitting, and whether there’s any pre-existing damage, fabrication debris, or a manufacturing flaw already in the glass. This is what sets the removal plan, since silicone, stucco haze, and set paint each need different chemistry.
Step 2: Contamination-specific removal.
Each pane is worked by what’s actually on it, not one generic pass. Silicone gets its own remover, stucco and grout haze get an alkaline-appropriate solution, paint gets assessed for age first, cement dust gets a mineral dissolver. Chemistry is applied, allowed to dwell (typically 3 to 8 minutes depending on how long the deposit has been on the glass), then worked with a wet razor blade or bronze/0000 steel wool for lighter deposits, always on a test area first.
Step 3: Full deionized water rinse on every pane.
Once contamination removal is done, every pane gets a complete deionized water clean and rinse, measured under 5 TDS. This clears any leftover chemical residue, loosened particles from the razor work, and the ordinary salt-air and marine-layer film that built up on the glass during the build itself. It’s what makes the glass look finished instead of just wiped.
Step 4: Raking light inspection
Every pane gets a final check under a light held at a low angle, which reveals leftover haze or streaking invisible under normal lighting. If a pane doesn’t pass, we address it before we call the job done.
Step 5: Documentation
For general contractor and builder jobs, we photograph completed panes and separately document any pre-existing condition (a factory flaw, a pre-existing scratch, fabricating debris) so it’s on record before we start work, not discovered afterward. That protects the homeowner, the GC, and us.

When Should New Construction Windows Be Cleaned?
Post construction glass cleaning is typically scheduled after the messy exterior trades (stucco, paint, caulking, tile) are substantially complete, but before your final walkthrough and before you take possession. Contamination that sits through several cycles of San Clemente’s marine layer bonds harder every time it repeats, so the sooner it’s booked after the trade work finishes, the easier and less expensive the removal.
If you’re not sure where you are in the construction sequence, call and describe what’s been done near the glass. We’ll tell you if it’s time.

Do You Work Directly With General Contractors on San Clemente New Builds?
Yes, and post construction cleaning is timeline work by nature. It has to happen after the bulk of exterior trade work is done but before the final walkthrough and the owner’s possession date, and we know that window can move when a build schedule slips. If you’re a GC active in San Clemente new construction and need a vendor for punch list glass work, just Call Us.
What we bring to a GC account
Insurance documentation you can put on file before we’re scheduled, before-and-after photo records for the punch list, honest and separate documentation of any pre-existing glass damage, and a crew that shows up when the site is actually ready.
What we need from a GC
A heads-up when the site is ready for glass work, access coordination for gated sites in Talega, Marblehead, and Sea Pointe Estates, and a call if the timeline shifts. We move with your schedule.
San Clemente Neighborhoods Where We Handle Post Construction Cleans
A new build in Talega can have a different cleanup problem than a coastal renovation in Sea Pointe Estates. Salt air, canyon dust, stucco, landscaping, and marine-layer moisture all change what ends up on the glass. Here’s where we handle renovation and post construction window cleaning across San Clemente.
Working on a project in any of these areas, or somewhere else in 92672, 92673, or 92674? Talk To Us, we’re on San Clemente sites regularly.
Talega
San Clemente’s largest master-planned community, still seeing steady new construction across its sub-communities. New builds here also pick up calcium spotting from irrigation overspray during the final landscaping phase, so we’re often addressing both the construction contamination and that early mineral exposure in the same visit.
Marblehead, Sea Summit & The Crest
Ridge-positioned custom builds exposed to the full coastal environment throughout construction: salt air off the ocean, canyon dust from the east, and marine-layer moisture collecting on unprotected new glass for months before occupancy.
Sea Pointe Estates
Guard gated custom homes on the direct salt line. Construction glass here needs both the trade-specific cleanup and the standard coastal maintenance interval afterward, since this is the highest salt-exposure pocket in San Clemente.
Rancho San Clemente
Canyon-adjacent new builds pick up foothill dust on top of standard construction contamination, and properties near the trail areas often have organic debris mixed in with the residue.
Downtown / Pier Bowl
Full exterior restucco and window replacement on older homes, some older homes in the Pier Bowl may have original or older glazing that requires careful assessment before mechanical residue removal.
Forster Ranch
Renovation and remodel projects with the same silicone, stucco, and paint contamination profile as new construction, concentrated on whichever elevation the trade work happened on.
What a Post-Construction Window Clean Includes
Post construction cleaning is more than removing fingerprints and construction dust. The scope can include silicone, stucco haze, paint overspray, adhesive residue, cement dust, and other trade-related contamination. Here’s what we include in a standard post construction clean in residential or commercial properties in San Clemente, and what’s handled separately.
Not included (call to confirm availability and get a separate estimate):
Post Construction Clean vs Regular Window Cleaning, What’s Different
A regular window cleaning is designed for recurring dirt, salt film, water spots, and everyday grime. Post construction glass can have bonded materials that require different chemistry, tools, timing, and inspection. Here’s a side-by-side look at what actually changes between the two services.
Regular Window Cleaning
Post-Construction Window Cleaning
Once the after construction windows cleaning is done, your home moves onto our regular residential maintenance schedule, tied to your exact location. Ocean-facing homes in Sea Pointe Estates or Marblehead run best on a 6 to 8 week interval, near-coast homes around 8 to 10 weeks, and inland Talega properties around 10 to 12 weeks.
After Construction Window Cleaning vs Builder’s Clean
A builders clean is the broader final cleanup a GC or cleaning crew does on an entire property before handover, floors, fixtures, cabinets, surfaces. Window glass is often included in that scope, but bonded residue (silicone, stucco haze, set paint) usually needs the specialized process above rather than a general wipe-down. On many jobs we work alongside a builders-clean crew, handling glass while they handle the rest of the property.
| Comparison | Builders Clean | Post-Construction Window Cleaning |
|---|---|---|
| Scope | Whole property: floors, surfaces, fixtures, glass | Windows and adjacent frames only |
| Glass method | General wipe-down, often not enough for bonded residue | Contamination-specific removal + DI rinse + raking-light check |
| Typically handled by | General cleaning crew or GC’s cleaning subcontractor | Specialized window cleaner |
Responsibility note: Who pays for post construction residue removal depends on the project agreement and scope of work. We can document the condition of the glass before cleaning so the homeowner and project team have a clear record. Damage caused during our own cleaning is on us, which is why we carry insurance and document before-and-after. A pre-existing flaw or scratch found before we start gets photographed and noted separately, so nobody gets blamed for something they didn’t cause.
Can You Clean Construction Residue Off Windows Yourself?
Some of it, carefully, if the contamination is light and fresh. A lot of the DIY advice circulating online (mineral spirits, acetone and a razor, Dawn dish soap) works fine on a small sticker or a light film. The risk is the same one that shows up over and over to us; an improper razor pass can permanently scratch glass, particularly when the blade is used incorrectly or abrasive debris is trapped underneath, and glass replacement on a custom build costs far more than the clean would have.
| Comparison | DIY | Professional Post-Construction Clean |
|---|---|---|
| Best for | Light dust, a few stickers, fresh light residue | Silicone overspray, stucco haze, set paint, bonded mineral crust |
| Scratch risk | Higher, especially on tempered glass with a dry or reused blade | Managed with wet razor technique, fresh blades, and a raking-light check |
| Chemistry | Trial and error (mineral spirits, acetone, dish soap) | Matched to the specific contamination type |
| Liability on a new build | Homeowner or GC bears any scratch or damage risk | Insurance documentation and pre-existing damage recorded before work starts |
| Time | Can take a full weekend on a single-story home | Scheduled and completed to punch-list timing |
If your glass only has light dust or a sticker or two, a careful DIY pass with a plastic scraper and warm soapy water is reasonable. If you’re looking at silicone, stucco haze, cement dust, or paint on tempered glass, that’s where a scratched pane gets expensive fast, and that’s the point to call instead of test it yourself.
How Much Does Post Construction Window Cleaning Cost in San Clemente?
Post construction window cleaning work is priced per job rather than on our standard residential rate schedule, because scope depends heavily on contamination type, how long it’s been sitting, glass count, and access. Every quote includes the site assessment at no charge. We look, tell you what we’re dealing with and what it costs, and you decide before anything starts. All estimates, confirmed on-site before work begins.
Light contamination
Stickers, light dust, protective film with minimal adhesive buildup: Estimate starting around $250-$350 for a typical single-story San Clemente home
Full post construction clean
Silicone overspray, stucco haze, or paint removal across multiple elevations: Roughly $400-$600, more for large glass areas like floor-to-ceiling panels or heavily contaminated custom builds, quoted after we look at the site
Renovation cleans
One or two affected elevations rather than a whole house: Priced by elevation and contamination scope, usually after a quick walkthrough or photo assessment.
GC accounts
With recurring punch-list work: Call to discuss volume pricing
What Determines Your Cost
Your cost depends on the pane count and size, contamination type and how long it’s been sitting (fresh vs baked-in), glass access (upper floors, gated sites), interior vs exterior scope, and whether it’s new construction across a whole property or a partial renovation on one or two elevations. See our Window cleaning pricing guide.
Why Glass After Construction in San Clemente Needs Coastal-Specific Handling
Two things can stack on top of ordinary construction contamination here. First, coastal exposure can leave salt and airborne residue on glass during a long construction timeline. Second, water used during construction or landscaping can leave mineral deposits when it dries. San Clemente’s annual water-quality reporting documents local water characteristics, and water hardness above 180 mg/L as calcium carbonate falls into the USGS “very hard” classification. City of San Clemente — Water Information & Annual Water Quality Reports USGS — Hardness of Water
If a construction crew rinses glass with tap water, or irrigation overspray reaches lower windows during landscaping, those minerals can add another layer of spotting alongside construction residue. Our final rinse uses deionized water measured under 5 TDS, so the final rinse does not introduce the same dissolved-mineral load as ordinary tap water.
What If Construction Residue Can’t Be Safely Removed?
Not every mark comes off, and we would rather tell you that upfront than promise a result we can’t deliver. There’s a difference between residue that just needs the right method and more time (most silicone, stucco haze, and paint overspray cases), a pre-existing scratch or manufacturing flaw that was never contamination in the first place, and true etching, where a chemical or mineral deposit has actually altered the glass surface rather than sitting on top of it, which can’t be cleaned away because it isn’t a surface deposit anymore.
We test an inconspicuous area first, stop if something isn’t responding to the appropriate method, and tell you clearly what’s actually on the glass before any invoice goes out.

Commercial and Tenant Improvement Post Construction Cleaning
New builds aren’t the only post construction jobs we handle. Tenant improvement projects, retail buildouts, restaurant remodels, and office suite renovations leave the same residue profile on storefront and interior glass, silicone from new frame installs, paint overspray from finish work, adhesive from protective film on new glazing. We work these on the property manager or GC’s timeline, ahead of a tenant’s move-in date or a grand opening.
